Clifton, Virginia

We provided consulting services and funding on $3.5 million dollar credit facility to renovate a golf teaching facility and driving range. Our funding also provided capital to ildout the clubhouse. The property sits on 54 acres vaulable acres zoned 1 unit per five acres but operating under a special ise permit. We were able to arrange funding based upon two years' projected revenue. The loan allowed the owner to fully complete renovations and reach stabilization quickly and efficiently.

Charlotte, North Carolina

We provide $2.4 million in equity as part of the acquisition and construction of an office condominium and retail project in downtown Charlotte. The project called for bottom level retail of about 13,850 square feet of which we were able to receive pre-commitments for about 75% of the space. The second level piece is being sold as office condominiums and pre-commitments exceeded 50% prior to construction. Our consultation and capital management sourced an equity partner that received a preferred rate of return and a 50% ownership stake in the ongoing project in return for providing the equity capital.

Asheville, North Carolina

We provided consultation and equity participation in the funding of a development project in Asheville, NC. The project consisted of 54 lots overlooking downtown Asheville and the Biltmore Estate. Our task was to develop a business plan and go to market study to efficiently finish the lots and infrastructure and then reach our target audience. Total investment was $2.2 million.

Gulf Shores, Alabama

We provided consultation and equity participation to acquire and renovate an oceanfront duplex in Gulf Shores. Our sourcing provided $950k capital required to reposition the property fore sale in return for a preferred rate and half of the backend upside.

Bristow, Virginia

We provided consultation services and equity sourcing in the acquisition and entitlement securing of 65 acres in Prince William County, VA.The capital provided first acquired the property and then paid for engineering and preliminary plan applications. Once we gained final approvals, we were able to use builder deposits along with our own funds to finish the development work on the 147 lots. Total amount funded was $6.2 million.

Jasper, California

We recently provided equity funding and consulation for 292 acres which is being subdivided into 182 single family lots. The funding occured as preliminary plans were being approved and allowed the partners to exercise an attractive purchase price negotiated under a quick settlement scenario. Expectations are to sell to a consortium of local builders at final plan approval at $27,500 a lot. Total funding was $3.5 million.

Louisa, Virginia

We recently provided equity funding to acquire 1,071 acres in Loiusa County, VA under a joint venture arrangement. The project allows for 185 lots by right, but the business plan calls for a potential rezoning and application for a planned community with golf course, town center retail, and commercial pads. If plan is approved the projects value at final plan could exceed $80 million. We provided $5.2 million as an equity partner.

Georgetown, Texas

We recently provided a straight debt private loan for a 78 acre commercial property in Georgetown, TX. The site sits 20 miles from Austin, Texas and is planned for big box retail, a strip shopping center, and several pad sites to be sold to individual retail users. The back 35 acres is master planned for apartments as is designed to suit the nearby university. Total amount funded was $3.85 million.

Cary, North Carolina

We recently provided $1.8 million in equity capital to buy, entitle, and do base development for a self storage facility in Cary, NC. We are teaming with a local development firm to build, lease, and manage the facility in perpetuity.

Stafford, Virginia

We recently agreed to fund $4.5 million in equity capital to acquire 52 acres of commercial land in Stafford, VA. We will close at site plan approval and have the ability to build 800,000 in Class A office space.

Bealeton, Virginia

We recently funded $4.0 million in equity capital to fund a 66 lot residential project in Bealeton,VA. The community is pre-sold to a major public builder and we will be working with our development partner to provide finished building lots to be delivered in a phased takedown at 12 units per quarter.
